Miami has always been known for its avant garde real estate, and recent trends in luxury real estate confirm that this city, which hosts Art Basel, is still on top when it comes to unique and artful luxury living. An article in the New York Post recently highlighted the trends that have been part of the city’s recent real estate development.
The 1 Hotel & Homes
Situated in South Beach, this impressive piece of real estate features 29 penthouses, awash in luxury. The duplex at the top is the crown jewel, with 3,955-square-feet and a price of $20 million. Panoramic floor to ceiling windows and ocean front vistas as well as double balconies are some highlights. Included are organic dry cleaning, grocery shopping and housekeeping services. Life on High
The Panorama Tower is a new addition to the high rise landscape at 868 feet and 89 stories. Three theaters and private dining rooms are included for the use of its 821 luxurious rental apartments.
Coconut Grove
New condos are sprouting in Coconut Grove, where residential homes have held sway. The Grove at Grand Bay contains 98 dwellings. With all sold out except for a $28 million penthouse, its popularity is a result of access to the dining, shopping and entertainment of CocoWalk. Because it is close to Miami Beach and Bricknell, but far from the crowds, it is a coveted community.
Another residence of 52 units is Arbor, which had its groundbreaking recently; it will feature interiors by Samuel Amoia. On the other hand, with inspiration from the Bauhaus, Glasshaus, with 23 units, will have a dining area and rooftop pool. The cost of a one-bedroom here is $607,180.

The chic design of many homes in Miami may be threatened by rising water in the future. A study recently confirmed that if water surges more than six feet, many luxury waterfront homes would be damaged. With this in mind, homes such as those on stilts have been recently designed.
The Prairie Avenue residence, designed by architect Rene Gonzalez, is situated on stilts, above ground by more than 10 feet. With rolling garden that is storm resistant and can be used as an outdoor area, Gonzalez speaks of the dwelling as allowing residents to experience the poetic and beautiful while living here.
Privé at Island Estates is designed by Sieglar-Suarez and consists of two-bedroom condominiums at prices from $2.2 million; its lobby is situated 33 feet above sea level. Ten-foot deep balconies start at 67 feet above the water.
